INVESTMENT HIGHLIGHTS
INVESTMENT OVERVIEW
We proudly offer a 10th-century Catalan farmhouse, meticulously restored and transformed into a 4-star superior hotel, featuring 11 enchanting rooms and 13 bathrooms brimming with charm. Set on 32 acres of pristine land, this property offers the potential to expand with individual cabanas nestled throughout the wooded areas.
Our strategy is straightforward: purchase the property outright, with no debt service. By remaining free from financial encumbrances, we can focus entirely on maximizing our efforts without the pressure of high-interest rates or short-term loans.
We are approaching this investment with a conservative outlook. In 2019, the property grossed €1.2 million Even last year’s €300k in revenue with little marketing demonstrates the strong potential for significant returns on a purchase price of €3.0 million.
However, this is patient capital. Implementing our strategies and reintroducing this remarkable property to the world will take time. We plan to revamp all social media platforms, redesign the website, and market to top-tier destination platforms globally.
In 2023, the Spanish hotel market was at the top of the European ranking for hotel investment, according to the annual report prepared by the consultancy firm Colliers. It thus overtook Germany, the United Kingdom and France, which usually occupy the top.
“Spain is flourishing due to record tourism numbers and robust operational performance from the hotel operators,” said CBRE head of hotels for Europe Kenneth Hatton. “Investors see the opportunity in Spain, both coastal and urban.”
In total, hotel investment reached 4.248 billion euros in Spain in 2023. Hotels were, in fact, the most sought-after assets in the national real estate market, accounting for 38% of investments. 171 transactions were carried out in total, which amounted to 21,748 rooms. There were also 34 transactions relating to land for hotel development and real estate to be converted into hotels
INSIDE HOTEL CAN CUCH
Imagine owning a slice of European history, where every sunrise brings a new story, and every sunset is a moment of pure magic. Picture yourself unwinding at your own timeless estate in Spain, a glass of Cava or Rioja in hand, as you gaze across rolling mountains steeped in over 1,000 years of history.
We're thrilled to present this exceptional Catalan farmhouse, dating back to the 10th century, now a fully restored 4-star superior hotel. With 11 enchanting rooms and 13 luxurious bathrooms, this estate is more than just a property—it's a gateway to another world, nestled in the breathtaking Montseny Natural Park, just 15 miles from the Mediterranean Sea.
Whether you're seeking a serene weekend escape, a breathtaking wedding venue, or a unique corporate retreat, this estate delivers an unparalleled experience. With iconic landmarks like the Sagrada Familia and Passeig de Gracia just a short drive away, and Barcelona-El Prat Airport only 40 miles distant, the location is as ideal as the property itself.
Since its transformation into a hotel in 2011, this estate quickly earned its place among Spain's top 25 small hotels. By 2019, it was generating €1,200,000 annually, establishing itself as the premier boutique destination in the region.
The pandemic led to a temporary closure, but since reopening for private events, the hotel has continued to thrive, even without significant marketing efforts. A single wedding recently generated €80,000, and when rooms are listed on Airbnb, they fetch between €250 and €400 per night. The current owners are ready to pass on this gem as they return to their home country, creating a rare opportunity to rejuvenate and elevate this stunning property.
Our plan is simple yet powerful: market this estate for private events across the U.S. and Europe, while also tapping into daily bookings.
This is more than an investment; it's your chance to own a piece of history and create something extraordinary
